The Questions Everybody Asks

What is the catch?
You do not get all your money at closing. That is the entire trade, and it is the reason we can pay full price instead of a discount. Everything else is normal: a title company, a recorded deed, a written agreement.
What if you stop paying me?
A fair question and you should ask it of anyone offering this. Your protection gets written into the agreement, typically a recorded interest in the property so you can take it back if payments stop. Have your own attorney confirm those protections before you sign anything. We expect that.
I still have a mortgage. Does that kill it?
Not necessarily, but it changes the structure and it has to be handled correctly. Most mortgages include a clause letting the lender call the loan due if the property transfers. That is exactly the kind of thing we walk through openly with you and your attorney rather than papering over.
Is this the right move for me?
Sometimes no. If you need the full amount at closing to buy your next place or clear a debt, take the cash offer. We would rather tell you that on the first call than waste your time.
